Author’s supervision (architectural supervision)

This is oversight provided by the designer. Its purpose is to ensure that construction is carried out exactly as specified by the project and design documentation. A simple example: The design specifies a particular facade or a structural solution. If the contractor wants to change a material or a connection detail, this must be agreed with the design author. The designer confirms whether the change is acceptable without compromising the facility.

Technical supervision

This is oversight provided by the client. Its purpose is to check the quality of construction works, materials, quantities, and compliance with building codes. A simple example: Technical supervision checks whether concrete has been poured correctly, whether the insulation thickness meets the requirements, whether the works have been executed properly, and whether quantities in the work completion certificates have been overstated.

In short: author’s supervision ensures compliance with the design solutions, technical supervision ensures the quality and correctness of construction works. Both types of supervision operate in parallel and complement each other to ensure that the facility is delivered safely, legally, and exactly as intended in the project.

Technical supervision specialists check the scope and quality of works, the maintenance of as-built documentation, compliance with schedules and technological processes, as well as compliance of construction with the state building codes and safety requirements.

This enables the client to be confident in the transparency of the construction process, the rational use of funds, and the quality of the facility’s implementation.

Technical supervision differs from author’s supervision (architectural supervision) in that it controls the quality of materials, execution methods, and compliance with construction regulations, whereas author’s supervision monitors conformity of implementation with the design documentation. Once the design is complete, the documentation undergoes an expert review. This is a comprehensive assessment of compliance with state building regulations, including safety requirements, environmental standards, engineering provisions, and the cost estimate section. A positive expert conclusion means that all solutions have been verified and comply with legislation.Only after this can the client submit documents to the State Inspectorate of Architecture and Urban Planning of Ukraine and obtain a permit to carry out construction works.

A project that has passed expert review provides for:

• compliance with State Building Codes of Ukraine and legislation;
• safe structural and engineering solutions;
• a correct cost estimate and financial transparency;
• the possibility to officially start construction.

Наразі будівництво перебуває в активній фазі. Завершено зведення залізобетонного каркасу основного виробничого корпусу, який стане ключовим елементом майбутнього логістичного хабу для автоматизованої обробки відправлень. Конструктивні рішення корпусу розроблені з урахуванням високих експлуатаційних навантажень, технологічних процесів логістики та вимог до безперебійної роботи комплексу.

Паралельно на будівельному майданчику тривають роботи «нульового» циклу офісної будівлі. Вона передбачена чотириповерховою та стане адміністративним центром логістичного комплексу. У цокольній частині будівлі запроєктовано укриття, розраховане на перебування до 300 осіб, що відповідає сучасним вимогам безпеки та нормативним стандартам цивільного захисту.

Особливістю реалізації проєкту є постійна технічна координація між замовником, генеральним підрядником та генеральним проєктувальником. Така модель співпраці дозволяє оперативно приймати інженерні рішення, контролювати якість виконання робіт і забезпечувати стабільний темп будівництва. Проєкт логістичного комплексу в Кротошині є прикладом сучасного підходу до створення промислових і інфраструктурних об’єктів, де архітектурні рішення, функціональність та безпека формують комплекс нового покоління.
